The project begins with the signing of a design contract. (The timeline may vary slightly, depending on factors such as the property search or the process of finalizing the budget and other conditions.)
To provide the best possible proposal, we’ll ask you in greater detail about your needs. From aspects of your daily life—such as who is usually at home and how you spend your time, and what kind of furniture you like—to your hobbies, such as the magazines you read and the movies and music you enjoy, we’ll get to know you from various angles to create the ideal vision for your home.
Based on the information gathered during the consultation, we will give a presentation using simple drawings and reference images. We will then discuss the general direction regarding the intended use, scale, budget, and other factors.
We visit the actual site and existing buildings to conduct a survey of their condition, structure, and systems. We also survey the neighborhood and review applicable regulatory requirements. Next, we design the basic framework of the building, including its shape and the look of its finishes. At this stage, we collaborate with structural and mechanical/electrical engineers to advance the design. We then finalize the specifications for finishing materials and equipment, and prepare drawings for construction and requesting bids.
We will request quotes from construction companies. After receiving the quotes, we will review them and consider the design specifications to ensure they fit your budget, and then determine the construction cost and select a contractor.
At the same time as adjusting the quotes, we will prepare and submit the building permit application documents to the local government. Construction can begin as soon as the building permit is approved.
I visit the construction site about once a week to verify that the work is proceeding according to the blueprints and to issue corrective instructions as necessary. I also convey design details that cannot be fully conveyed through the blueprints alone. Midway through the project and upon completion, I prepare the documentation for the interim and final inspections and attend the inspections.
We will inspect the property for scratches, stains, and other issues from the perspectives of the designer, contractor, and client, and the property will be handed over after any necessary corrections have been made.
